Given the current climate, I'd lean towards section 8 since you know you will get most of your rent guaranteed by the government.tldr: rent by room = more work and more CF.

I am definitely leaning towards a 15 month lease to start to hopefully avoid it in the future.My Michigan properties might be a bit more challenging because the climate is definitely a factor.

I generally understood the explanation before hand and again, ignoring property values, interest rates and micro-market climates makes sense because they cloud the math (i.e. - don't sell in a down market, don't refinance into a higher rate, etc.).

Because we have been in such a long, positive economic climate (some of which as been propagated with unusual government influence) I think the downturn will be longer than the average down turn.
