But, they spend a great deal of it gambling at the local casino or on cigarettes or going out to the local bars or restaurants, etc., and they can't afford a car because of it, and are always looking for a handout.Then, there are those like me and many of my neighbors, who don't smoke, or go gambling or go out drinking or to restaurants, and always pay their rent on time, and have savings accounts, and wouldn't dream of asking for a break.It's not just because a tenant can't afford to - or doesn't want to - own their own home, that a tenant ends up in a position to ask you to put up with them getting behind on rent.

The baby daddy moved in, they smoked in the apartment against the rules, and just dropped cigarettes everywhere - the carpet had burn spots all over it, it's a wonder it didn't burn the place down.

And then, only if the reason you are suing has to do with money.The baby daddy moves in, they park all crazy blocking other tenants, there are knock down drag out fights and the cops get called, they smoke cigarettes in the unit against the rules and drop cigarettes all over the carpet, resulting in burns everywhere - or a burned down apartment building, on and on.

I'm telling new landlords not to believe a co-signer will give them a problem-free tenant, you won't have to evict.And the tenant with the baby daddy - they were smoking against the rules in the apt, and there were cigarette burns all over the carpet where it was obvious they'd dropped a cigarette and just let it burn out on the floor.

We build a lot of fees into our lease for violations - not so that we can make more money, but so that we can have more control over the tenant.Regarding the smoking in the garage: I would take pictures of the cigarette butts or ashtrays, etc. and add a $35 lease violation charge to the tenants ledger asap.Unauthorized tenants can be difficult to prove.

We did have to recarpet one place and the owner just chose to eat that cost (only around $500 - he used cheap carpet), because of cigarette burns on the carpet.
