If you are not familiar with the area (selecting a location because property is cheaper than your home base), often that great deal might be 10 blocks in the wrong direction and you get burned. 

There are cheaper one’s in D/F areas but I would be careful as those can create a laundry list of additional issues.

The market in the area seems pretty competitive with some nice apartments costing around 2,000 for rent so I am considering renting it out for cheaper maybe 1.8/1.9 so it doesn’t sit too long on the market.

Other than that though, my main question is if the land isn't to expensive, will building come out to be cheaper than buying preexisting.

Cutting your losses even if the 1:1 is a cheaper solution today is missing the forest for the trees. 

One indicated it was cheaper to rent in 97 out of 100 large cities and the other stated 95 out of 100.  

Oh ok so it could still be cheaper than FL where it is combined 13%. 

If I want more cashflow should I be considering MTR in Denver, LTR in cheaper out of state markets, or another option I’m unaware of?
