Hey Guys, this is my first post and I’m hoping to hear from you what works best when looking to acquire properties before foreclosure auction.

I haven’t done my first deal yet but I’ve been saving up to buy my first property at an auction coming up and I have a friend who kind of knows about real estate who is willing to partner with me. 

A month ago I bought another property at auction in a new build community.

What is the best buy and resell strategy for properties with leins of all kinds, high equity, free and clear, and auction homes that have not made it to auction just yet?

You might as well go to a real auction.

When I go to the foreclosure auctions or bid on any properties, I'm usually outbid and it's usually by over 10k or more making me feel like the 70% rule doesn't apply to my market.

I’m curious if one can buy property at an auction with hard money.

We bought our first flip house at a live auction from Williams & Williams, I was the only person there but bidding against 4 other online buyers, the auctioneer took bids in an earpiece then announced them and looked at me to indicate it was my turn to bid.

I didn't use a realtor, but bought at an online auction, in this case Hubzu.  

Are you comfortable working with Distressed Properties, REO's, Live & Online Auctions and Short Sales?
