Hi @Akshay Kumar, it's never a nice surprise to see your property left in a rough condition after a tenant moves out and on top of it damages the yard.

One strategy is to pursue properties (in your preferred markets) that have been listed for sale for over 90 days (even longer is better).

He can spend the next few years-ish getting a finance degree through an online school while working part time, but he just got offered a full time position helping with sales for a local wholesale real estate company. 

If I only have $10k to my name, and I happen to find a deal that takes no money down, a) you likely still have some costs, and b) what happens whatn the boiler goes out 2 weeks after closing and the chimney starts leaking a week after that?

Is it mainly a sales pitch or is there good knowledge that you cannot find elsewhere?

@Jay Hinrichs yes Maui did the same thing after the Lahaina fire, and you're also right that Santa Rosa had no such restrictions.
