We had to put in ADA bathrooms in some areas as well as a sprinkler system (This was expensive. almost 10K cost)3.

There would need to be repairs made to the interior such as:DrywallCeilingRemoval of a shower (see below)FloorsThere are also some permitting issues that would need to be corrected such as:Ramp to comply with ADA guidelines2 handicap parking spaces to comply with ADA guidelines1 of the handicap parking spaces needs to accommodate a handicap vanA landing would need to be built at the back door, currently there are only concrete stairs leading up to itRemoval of the shower (it was not permitted)Finally, I will need to pave part of the parking lot to comply with the handicap parking; right now the parking lot is mostly gravel though there is some (very little) pavement.I was surprised to find that it is in an AE flood zone, but luckily the BFE is 11 and the current elevation is 12.

@Marc Belisle you can try different apps but heres a few old school tips to help you1) Get two pay stubs from the last 60 days or a verifiable letter of employment2) Ask for copy of the most recent W-2 (if the tenant didn't just start the job)3) Have them submit a copy of their credit report not just the score but the actual report so that you can view payment history balances etc.4) Ask for references fro their last two landlords (not the current one he may tell you the tenants are great even if they are problematic just to get them off his hands)Lastly you can make your ad as specific as you'd like but partner with your attorney to make sure that it doesn't accidentally include any language that can be viewed as discriminatory

Not my cup of tea, but from a financing perspective FHA/HUD financings are strict on compliance with FairHousing /ADA standards on properties built after 1990.
