Literally replaced almost every surface in both units.

I have seen so many disasters that look perfectly fine in the surface of the transaction but once the closing papers have been signed the clean-up from deals that have been made trying to either do it on the cheap or to try to get the upper hand can be very ugly indeed.

The originally white popcorn ceiling is now yellow over the entire surface.

With slippery surfaces like wood you may have a tenant slip and fall, with hard surfaces the chance of breaking bones is higher. 

I even put newspapers with charcoal on every surface of the both the top and bottom to get rid of smell.

I've seen many previous rentals that have chips, stains, and etched surfaces in the granite after a tenant moves out.

@John Sherwood you don't give many details about the area of the country this is in, but if this is in a good area (B class), and if your numbers include property management then this doesn't sound too bad on the surface.

In the future, would think twice about anything but minor surface mold. 

Should this continue for a while I think compounded issues will surface tenants not paying rent, courthouses closed or a hold on evictions, so you.coukd go a couple of months with no income.

A few like minded investors (friends) and myself have all decided to try to land our first large deal and we have the opportunity to purchase building of condos we will rent out and the questions regarding HOAs started to surface.
