I have a class B license, I speak three languages, no criminal, clean DMV, excellent credit, high school diploma, Computer Graphics certificate from community college, experience in web development (WYSWYG editors, light admin work), six years of HOA president onsite manager experience setting the agenda, walking the property, supervising and negotiating with vendors...I'm no dummy.

No amount of arguing that you'd have a PM, would do some research on the internet, and fly out for a couple of days, and passing that off as sufficient due diligence is going to make it much less risky IMO.On the other hand, there are plenty of ways to make great money in REI in CA, and here you can become a local expert in the market, take your time & put in the effort to actually buy yourself a great deal rather than paying market value (or higher than market price with a turnkey out of state), you can supervise or DIY the rehab to cut costs and ensure it is a quality job, you can PM it yourself again to cut costs and ensure the job is done right.

I'll take him, also because I have very good referrals about him, but I was wondering if someone can recommend here about another one for a backup just in case because we are about to sign a contract tomorrow.If he won't do that project, he can supervise that one and can take the next one (with good experience) we have lot of projects our goal is to have this year 10-15 projects.

(That is not an answer to your question though, just the opinion of one inspector from WA state regarding a different home.)This would limit the target market and the potential for remodeling in a home, and therefore obviously market value as well, although it's impossible to hazard a guess as to how much without knowing the price range of the home and specifics about how costly or involved the fix is.Just be aware (as you may already know) that while the contractors who deal with this kind of thing may (or may not) have decent training, some remediation companies make a killing sending out lackeys to do the actual work - those people are sometimes poorly trained and may need supervision to do any job.Bummer about the Zonolite, never ran into it that I know of for nearly 20 years in RE except for recently, but apparently there's still a lot of it out there.
