I think we'll need to put in about 35k of renovations but the two should yield 900 and 600 respectively in rents so I'm stoked! 

Stoked at the same time saddened by my wife and I's behavior with $ leading up to now.Repeat the process a couple times and buy a small multi family. with a large down.Flip a few more and buy another maybe medium size MFrepeat.At some point maybe sell the smaller ones and buy a bigger one.Keep leverage low, cashflow in CA doesnt happen unless you put some down in...Hardest part is that I SEE DEALS while I am in step 1 and 2  that I want to pursue!

It's "unfair" it's not "statistically valid" but a largely unemployed rental populace in an area that I'm not stoked about visiting at 2:00 a.m. doesn't give me the warm and fuzzies.

@Joshua Stokes Perhaps look at the deal this way -- if you've properly accounted for its profitability and you want to get into real estate investing to make money, they why would you pass up a deal that makes money?

I look forward to some big friggin things and I am stoked to see what the future holds for us.
