I use MS Excel.

I am able to do my 4 properties currently utilizing MS Excel for accounting, one separate business account and Zelle for rent collections. 

UDA software is a proprietary spreadsheet based compilation of very detailed workbooks (previous versions used locked down MS Excel workbooks) that is tightly linked to Quickbooks, and had an online project management component that is quite good for coordinating subs and sharing project details.

Specifically, we're interested in Texas, Arkansas and Mississippi.

Hi @Jake Kinoshita, I just use MS Money, which is no longer sold or supported by Microsoft.   

An extra $1200/yr in my pocket isn’t gonna do squat, when that same person is paying down my mortgages at $4k/yr and the property is appreciating at 6-10%/year.I bought 12 200k SFR s in Mississippi post Katrina for the go zone tax bene's that worked very well at the time. 

I let my Oregon license go on Ice since my wife is a broker there and let my Mississippi license go as I am not active there anymore.the CA one is quite valuable I can do HML legally with that license.

I have west coast and some MS A class rentals that I can self manage and never hear from the tenants except for lease renewal.. and this generally is not the case in C and medium B  you must engage and be on top of things.. one needs to remember a C class tenant is only a flat tire or stolen cell phone away from missing rent  LOL...
