You get “paid” automatically....the llc is disregarded as far as taxes go, so you’re paying tax on any profits anyway, you simply take the distribution...no need to “pay yourself a salary” as that turns passive income into active income, with ss/med taxes getting added in.

Purchase price from the record was $105k and is located in a Med School ( residency program dominated) area close to the University of MN.

Seeing what I can make throughout the different seasons, I'm looking at around $4k per month and $3.3k in expenses (between loan and 25% management fees, and odds and ends)It's about 20 min from the beach, in a mountain town overlooking the Med, but is definitely more of a retreat. 4 beds, 3 baths, beautiful terrace with a hot tub you can soak in while staring at the Med.

They have a  med school there now and seem to continue to want to better themselves as a University.

But you already knew that.The areas around town that I keep hearing about are Indy Heights, Acres Homes and south of the Med Center in 77033.
