Keep in mind you will need 2 years in that position to use that income for loan purposes since you are switching career fields. 

For sure you MUST start with a market analysis, to read the market demand, and if there is an opportunity to gain market share or if your trying to jump into a crowded field against established "beast's" of PMc.     

However, it's kind of difficult to navigate the field by myself.

I would check out left field investors. 

I am work as a network engineer and I have been in my field for 24 years now.

It takes a lot of courage to admit mistakes and learn from them, and I admire your attitude towards self-improvement.Real estate investment can be a daunting task, especially if you are new to the field.

Has it significantly contributed to your success in the field, or do you believe it's possible to succeed without one?

Years later while using Voice over IP phone systems which tracked all of our activity, we saw that with 30-50 active listings, it was not uncommon to field 200 phone calls a day.

I have no experience in either field actually (owning a business or executing real estate deals).
