I realize I can really only manage 2 renovations along with everything else at a time, but also just itching to have enough cash flow to focus on my start up and real estate full time. 

Now that I'm in full body itch mode, thank you, that does resemble many of the vacants that I've seen.

Long story short, having the Viper early was mixed - I scratched the itch at $70k vs $150k or $250k and it allowed me to focus on investing shortly after.  

There is no rhyme or reason for a home to flood and the one next door didn't.Like you, I was itching to buy in Houston.

Could not think, see, hard to understand me when I spoke rashes burning itching all over from scalp down.

@Ben Leybovich  My advise is more of a "pause" strategy and not an exit one but who knows, It might cure your "itch to exit" :)    Not knowing your exact situation, but I still totally understand  your views on not wanting to take on any additional hassle and risk unless is worth your time and hassle.

My company is currently on a hybrid schedule but I know they're itching to return to full time.

I am itching to buy more.

I had an itch for something different, and regardless of how many times I tried to fit in, I couldn't fit into the School/Trade Job mentality.

I'm not sure why you'd be itching to lose more than $25k/yr though.
