Some areas are typically better for Long term (I.e a college town) to give you a better answer there needs to be more data

I have a lot of real estate experience, have worked in construction and have tools to work on a property myself.We've lived in Southern and Central California, currently in SW Oregon (went to college, lots of friends here), have family in San Angelo, Texas and near Seattle. 

Population growth, strong job growth, multisector industry/economy (Never invest in an area propped up by a single industry, or worse, a single company), landlord and business friendly, strong development, strong sports teams (even minor and farm teams), lower crime rates than national average, and good schools/colleges nearby.

A college student, friend, or family member, looking to make a little extra a month might be the perfect fit for you.

San Marcus is just up the road on I-10, check that out it's a bedroom community, nice area and a college area.
