I even added the electric bill showing them its in my name.  

It has separate gas, electric, two hot water heaters, etc. 

Hello everyone. I am new to BiggerPockets and a newbie. Can't wait to get started on this journey.

I usually replace carpet with laminate, engineered wood, or hardwood.

No personal experience here but here's a helpful reference from someone who wrote a blog about different aspects of a 2 flat remodel in Chicago Scroll to "Two-flat journal 6: How to make an all-electric house" - - speaks a little about heat pumps and cost In the HVAC section.  

I run into many of the same items as an Land use Engineer.

Plumbing drains, water, and electrical were all VERY easy to run. 

I do know that some of the supply houses are great for lighting/electrical/plumbing/HVAC/etc.

I say that because you may have different inspectors calling out different items at each inspection for instance you may do a rough electrical inspection with one inspector and do a final with a different inspector that see's things a little differently forcing you to redo work already inspected.

So, I'm very comfortable in the construction space.My husband and I have been investing in real estate for 5 years, currently have 14 units.My strength has been value engineering our construction projects.
