We have known about 1031 exchange however are concerned with the 45 day time period and lack of properties to choose from, not to mention the extremely high cost of property at the moment.

@Rick Gonzalez, If you're talking about extensions on the 45 and 180 day time frames then your only bet is to pray for an earthquake or hurricane of such proportion that the IRS gives a disaster extension for all filings in the affected area and that you are in that affected area.

So you have the 60 day time frame to move in and it may also have terms like "Owner must occupy as primary residence for at least 12 months".My FHA loan had both of these terms.

Problem is this can take 3 to 6 months, and apart from the deposit I don't have the rest of the money upfront.I am thinking of advertising some deals I have found in the market place, but I am worried that if I advertise them before I have won them at auction someone else could outbid me, but if I wait until after I have 'won' an auction and got the property, I can be held in contempt of court, face fines etc if I can't come up with the rest of the money in the 30 day time period.Any suggestions????
