Then again, those #s are tough to come by in my market so please take this with a grain of salt.In your shoes, I'd run comps to make sure this is what similar properties are selling for. 

If I were in your shoes I would be so tempted to jump right in and grow through the learning stages.

If I were in your shoes I would probably schedule a walkthrough after the tenant leaves and before you close to see what you will have to deal with. 

My brothers and I were in similar shoes as you are in now when we were starting out in the multifamily space.

If you will have issues with sand/rocks in folks shoes that kind of abrasive might/maybe/not sure be an issue with vinyl flooring.

Things tenants could do (but may not do)-add an area rug to dampen the sound and not wear shoes indoors.
