Line broke in the dead of winter last year. 

Some old water stains from water leaks that had been fixed but the ceiling not completely repaired was the only real thing I say.Other things that happened: Water line broke in a vacant unit flooding two units.

If you bought it for $100,000 and didn't do any capital improvements, and sell it for $100,000, you broke even.

The property had a bad AC that we fixed right away and a few weeks after purchase, a pipe broke in the yard and we fixed that within 24 hours.

Their tenants broke the lease early and talked the owners into having their parents move in immediately after.

(Southern girl sigh) BTW, this was all being done remotely - I was still in Atlanta at this point, camping out in my friend's basement with my kids and my dog!
