Not Starbucks, Whole Foods and an Apple store. 

Even if you manage it yourself, other investor's cash flow breakdowns often include PM, so make sure you are comparing apples to apples.If you are self-managing, those numbers seem pretty thin, but that may just be the reality of your market.

Will you still have some bad apples, sure, but it will help prevent them.

That said, jumping from a triplex rehab to a 5-20 unit rehab is apples and oranges. 

And know what coverage you want, such as replacement cost, deductible, umbrella or not, etc.For my 16 unit MFH, I shopped around with 5 different carriers and went from $10k annual to $3800 for the same apples to apples coverage.

I guess it only takes one bad apple to cause a problem, but I have not had an issue yet (knock on wood).I’d leave it alone and reconsider later if it does become a problem.

Also, I recently learned Apple Pay will allow instant transfers of money - free if the sender is using a bank account, and if they use a credit card, THEY pay the transaction fee (brilliant!).  

Apple’ iCloud, Google Calendar, and many others allow you to set the sync frequency.

And when you are ready to outsource your mailings, the only way you'll be able to make an honest apples-to-apples comparison is to know what your actual costs are to fold, stuff, label, stamp and mail each piece.Because I bet you're "paying" way more than you realize to do it yourself.For example, I've used Click2Mail's email-to-mail service to mail 8.5x11 letters in a 6x9 envelope with first-class postage, one at a time, for 84 cents each.
