Rental property I live in drain pipe needs replacement, the idea is during replacement at the one end of the high invert I will add 3 more drains in the garage to build it out as a studio apartment that I can then rent for approx $700.

There is a building close by 480 sqft studios for $1150 but it is a little nicer and there are amenities (pool gym).

I would like to expand the basement and build a studio there.  

Some areas you can concentrate your efforts in are 1) Ruskin - New amazon warehouse employing several hundreds of people here2) Lithia / Fishhawk area - Great schools but beware of high CDD + HOA + Property taxes that'll eat into your COC return3) Winter Garden - Booming market in orange county, has a new hospital and several new business coming up.  

I too have been asked to do a Pod cast on BP  and many members have requested it.. the owners of the site require skype and I don't know that one.. and a eye ball thing.. and some other computer junk.I was going to fly up to Brandons home and do it in his studio.. but he had a baby this spring so I thought I would do it later in the fall or next spring ..

But if you buy a building of all studios and 1 bedroom apartments then your renters will more likely be young singles and couples who will want to be near work, restaurants, bars and other entertainment.
