@Kevin Collins you are asking for advice and I am taking time out of my day to actually give you a different view point in an attempt to help and assist you but you are upset it doesn't quite conform and confirm your thoughts in the way you expected. 

Just because it doesn't cash flow in the first year or two, it doesn't mean it won't be an awesome rental for you down the line.

But honestly 40-45k back in your pocket doesn't do you much good in this market, especially with interest rates the way they are.

I really admire that you've focused on such a unique niche that doesn't get much attention.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!
