I've moved on to MUCH greener pastures.From my experience, most investors - even my target of the "fix & flip" crowd will run you ragged, going from one mold-infested wreck to another. 

My goal is to not get wrecked on this first deal, have a decent cash flowing park, and begin the process of accumulating enough cash and equity to get into a bigger one.

From personal experience...My first ever tenant that I placed into my house-hack was a train wreck.

The agency will wreck their credit and make it very hard to rent anywhere else.

There are so many facets to this I've been in a tailspin and a wreck.

They’re going to crash the economy again and then we’ll be back in a bust cycle and a lot of people that have already had their lives wrecked financially over the last several years will get wrecked financially again because of the lockdowns.
