A QCD is a light-weight way to change ownership without doing a full title investigation.  

There is a reason that only 10% are in the B and I category, because it takes hard work, dedication, constant learning and sometimes a little luck too.  

I observe the market every now and then for what is listed on the MLS in the investment category where any MFR would show up.What I have consistently observed is that the inventory is severely limited to duplexes, triplexes and an occasional fourplex.

They are worth their weight in gold.

I'm sure people in both categories will talk about wild success going both routes, but my intuition was to the effect that it's much harder to find a 'deal' than it is to find someone who wants to list their house for top dollar on the MLS (while I certainly do not assume this is easy), but I only have so much time and money, trying to not only create a marketing budget but build systems around both of these businesses.

You don't get penalties but some of the moments will trigger taxes if it doesn't fall in the rollover category.
