You are expected to use sound business judgment and negoiate financing that is acceptableto you and your business needs.Many hard money lenders use bank financing, and certainly other sources, they may borrow at 7 or 8% and loan it out at 14%, you would never know where the money comes from.You will find such financing addressed in the Uniform Commercial Code, not residential lending regulations or related consumer laws.If a mortgage company makes commercial loans, I would suspect they are borrowing the funds and may well be from a source you could find yourself.

Thanks.I understand and you have my sympathies as having to read through all the posts and toss out irrelevant posts and those who make comments that don't have a clue, that's the down side of public forums I guess.Might try looking at some legal sites, get definitions of the obligations, research the concepts in law that allow notes to be created and sold, that is covered in the Uniform Commercial Code.

this is not true for all neighborhoods-inspectors can drive you nuts and there is no uniformity at all in the process here in okc metro.
