There are 3 older houses that come with the property and one 40x40 metal warehouse.

Metal posts are still up at this point.

I got to the crawlspace, which just had a metal panel leaned up against it, and peaked inside.

The PO replaced the plastic toilet lines with braided metal ones, but the toilet angle turn valves were still somehow encrusted with filth.

I'd strongly consider a roof over with a 26 gauge metal roof. 

@Carl Johnson winters in Idaho (at least the Treasure Valley/Boise Metro) aren't too bad and are much more mild than people think...I still wear my shorts and sandals clear into December and January.  

I did an inspection of a stair system constructed with metal and concrete that was only 25 years old. 

They are currently shingled, but ive been told that it may be worth investing in metal roofing for various reasons. 

I keep learning that it never hurts to ask and that one woman's trash is often another man's treasure.

Just let the others know that you picked another applicant that met all your requirements and no, you do not have to tell them what all your requirements are.
