Sleeping in doorways and on heat grates, and begging change for a living. but not much focus goes to them.The focus seems to be to get those who get free handouts from the government to believe they should be able to not work and get as much a or more than working people.

The idea I brought up to dad, is to use the equity in his duplex to contribute to the down payment on this triplex, obviously compensating him fairly, not trying to get a handout.

@Charlie Moore it is hard to prescreen that many applicants. in this situation I would just hold an open house for all that are involved and hand out your minimum requirements to rent the property.

I'm not about giving out free handouts, but the other option is a HUGE Swath of Americans living in rented rooms, or (non-existent at the moment) Slum housing (like they used to).These places are not typically getting gyms, or pools with Jacuzzi's, but may have a dog walk (clean up after your pooch), and habitable interiors with working things (hot water, heat, stove, fridge, lights, etc...) and professional management that specializes in this demographic.Good luck on building these places, just remember, the people who move in are usually from the same area, and want to "Stay Put" near their favorite shops and relatives, and near the bus route (to Work)...so putting them in Beverly Hills with shops they cannot afford, or at the edge of town with nothing around might make them a lot less attractive to the renters (cutting into your profits deeply).

When I called them they quoted me a bit more than that, and that was supposedly the tradeshow pricing or whatever they called it that they told me was the cheapest possible price.I noticed on their site it says prices listed were valid as of last June and that pricing can change any time.
