@J Scott  this is why when I see the TV guys touting 40k on a deal and folks then automatically move to well I just do one a month and Wa LA I am making 480k large a year so sure I will pay 50k to learn how to do this.. why not.

Although I know a lot of people like to tout these no money down real estate strategies, they are like unicorns when they do work.

The cost of moving is something that can be easily forgotten and when considered as part of the equation (since renting is touted as the cheaper option) it can really make buying a better option.What's best for you and your future?

Despite what you may see some folks touting on the internet, it's very rare to get a seller to finance your purchase and / or sell you something on a rent to own basis.

That said, the touted impact of SB9 on available housing in Santa Cruz was overstated.

That’s more the effective structure I am talking about and if that’s not allowed a LOT of people here are in trouble because that’s a very common structure everyone touts.

Touting 50% returns also is too good to be true. 

That being said, a lot of "creative financing" techniques that some of the gurus tout on here are pretty sketchy from a legal standpoint.
