How specific can you get in your lease when it comes to tenants responsibility for repairs of things to the house related to negligence, ie flushing sanitary products down toilets, appliances, hoa fines related to negligence of caring for the yard or following hoa rules etc?

@Tom Brown, I believe what was meant here was for an Architect in Chicago who is "Self-Certified" which is an accrediation Architects can obtain with the City of Chicago which permits us to follow an expedited permit review path on qualifying projects (remodel of a single-family home with new dormers would qualify.

Thanks Stevo, I appreciate the reply and you could do it that way however, it doesnt really solve the problem of a potential runaway water bill from say a toilet left running while the tenant is on vacation somewhere or some other problem where water is left on or leaking.
