We have done Coinstar for airline tickets and HD vouchers but mostly I wind up rolling them and that's OK. 

They’re going to build some token housing, but you’d have better luck with a lottery ticket than snatching one of those units.

I am specifically looking for a tool to automate maintaining the agreements in the lease and communications with tenants, as well as a ticketing system for maintenance requests, maybe a capitol improvement request functionality.In my wildest dreams I would find a consultant someone local to central Massachusetts who would come in and see how the portfolio is currently being managed and make recommendations on accounting and property management systems and processes for our team to evolve.

Couldn't figure out at first what was in it for them until one of them mistakenly "invited" me to become a who's who, and when I balked at the price they mentioned it came with 2 "free" airline tickets.

Obviously, the older a property is, the more you will want to allocate to CapEx in anticipation of some big-ticket items needing replacement in the near future, and same with Repair/Maintenance.

And most tend to strive to keep things very low key.... or so I have heard, yeah I heard other landlords talking about that, yeah that's the ticket, lol.
