When I do receive telephone inquiries, I typically ask them to send an e-mail to the address in the advertisement they read.When it comes to viewings, I book individual appointments, but book them in blocks: i.e. a 15-minute viewing, every 20 minutes between the hours of 19:00 and 21:00 on Thursday evening.

I’m honestly also subjective on this topic threadssince being a Wisconsin residentIf I was living somewhere else I would consider per Marco advice Indiana , Wisconsin , Texas and possibly Carolinas for leveraging your moneyMaybe have your relatives / old associatestake turn taking exterior photos every several months( beside solely trusting property manager pictures)Make sure you keep eye out for building code violationsProperty manager email you his/her photos ever few months( repairs of work started / completed )Give local police district your telephone number, so you notified of any issues at the propertiesVisit your potential properties maybe at least once every 3 months ( spring , summer , and winter )Approval all marketing your property manager publishCollect rent on-line for tenantsAlways have several exit strategies

Ed - we put out about 20-25 we buy houses type signs just about every Saturday morning - they get nailed 9-10 feet high up on a telephone pole, so they stay up for awhile - I still occasionally see our signs that we put up 3+ months ago.When we have a house to sell - we will put up another 20-25 signs in the area our house is in.We average about 10 calls a week from sellers on our signs - so 40 calls a month on 100 signs.

@Dave Saveri to preface, accelerated depreciation separates into three categories according to the Internal Revenue Code:"Personal, or tangible property" depreciates over 5 years"Land improvements" depreciates over 15 yearsBuilding, or structural components (everything else) depreciates over 27.5 or 39 years (which may change with the new tax reform to 25 years)That being said, some examples of 5-year property are: furniture, fixtures & equipment, carpet, decorative light fixtures, electrical costs that serve telephones and data outlets, shelves, decorative molding, etc.Some examples of 15-year property are: parking lots, fences, signage, etc.It is important to note, that the IRS highly recommends these property allocations (cost segregation) to be sourced according to the MACRAS Modified Accelerated Cost Recovery System, and the IRS Cost Segregation Audit Techniques Guide, and not estimated.

The tax records are in the owner’s name and they state that he lives in one of the apartments in the property, but the listing also contains a telephone number for Denver, CO.

Somebody I know was digging a single post hole this weekend and that somebody, not so luckily, ended up hitting the bundle of telephone lines that runs along the back of the yard. 811 was not called before digging commenced and that is how we ended up with the utility company coming out and digging up the yard to fix the line.
