The numbers" from a cashflow standpoint will mean different things for different people.Personally, I won't get out of bed unless I can earn a 15% net cashflow ROI yearly on any deal.Any appreciation I consider just the cherry on top.Granted, I wouldn't complain if I had some major appreciation on any rental since the time I started investing in 2011.Also, you can't really live/survive off the appreciation unless you tap into a HELOC.You can however always live/survive of the cashflow.Just my opinion.Thanks

Already talked to the Warren County office and they said it's a 3 month process to get STRs approved but in general the process seems to be pretty straight forward if you aren't in a HOA or in town.I have a property in the area that is a smaller 2bed/1bath that does really well and I feel very comfotable with the 3 bed numbers, but once we get to the higher range properties 3-4 bedrooms and properties that I would consider to be luxury stays for large groups, I am finding it hard to make the numbers reallyyyy make sense at a $300 ADR.

view=publicIt's a 3 bed 2 bath house, almost 100 years old, and the seller made a bunch of updates to the house (fixed roofing, foundation, re-ran electrical wiring, redid flooring, and interior paint) prior to me moving in.So far, I've added a dishwasher to the place, and here are my thoughts as far as other "value adds" go, but I don't want to invest the money if you guys and gals don't think there's much opportunity for a return on it...

It is technically "move in ready" but it is a 3 bedroom house versus a duplex where we can hope for 4 beds (and 2 doors) which would mean greater rental income.
