Also, maybe you have not heard, we (as in sacramento) have a stadium in the process of being built downtown...for the Kings.  

So far the paths of progress I see is the redevelopment opportunities along the new trolley lines, and Mission Valley area, depending on what ends up happening to the stadium.

For instance: mass transit stop coming very close to the property, large business construction close by (stadium, office or business park, etc.), big corporation committing to the area (Zappos into old downtown Las Vegas, or multiple businesses moving in (see link about Detroit timeline of business activity and their locations)http://www.quickenloans.com/press-room/detroit-timeline/But all it takes is one bad crime to occur on your property and it can become a "worst case" scenario for the owner. 

At this time they are trying to revitalize downtown by moving a baseball stadium there, adding bars and restaurants, stuff like that.

I don’t think we are going to see reduction in prices anytime soon because their new stadium opens next year.

Easy to get to stadium via metro trains.

My duplex is currently located less that 2 miles of the ground breaking LA Rams Stadium... a booming area with awesome rent comps.

A major employer moving in, an arena, stadium or university campus, etc.

The city had the chance to reinvest into itself recently and decided to overspend (and underfund) a baseball stadium downtown, the dumbest idea they could have possibly made and now compounded by closures thanks to Covid19.

We bought 6 units next the stadium last year for ~$260k on the MLS
