If I were the third floor tenant, I would not want incense  or scented candles coming into my apartment, either, as I am very sensitive to smell, but taking it to the level of threatening  a discrimination suit due to allergies is a huge red flag that you should take seriously. 

For now, we stay in AirBnbs when we travel, but I hate the whole AirBnb experience of browsing hundreds of listings, having maintenance issues, having to guess if the location is good, and knowing that I am likely displacing a local family (airbnbs are ruining the neighborhood I live in, so I am sensitive to this).

And because everyone is still hyper-sensitive from the housing bubble crash and the dot com bubble bust, I would guess this one could be worse.

When a tenant tends to talk my ear off, obviously text is the best wayOn the other hand, if there is a sensitive issue at hand or some explaining I or the tenant needs to do, best is in a phone conversation and NOT texting so I can be better understood or vice versa.

By contrast, don't call me if you're fee sensitive for loan amounts below $100k, I'd be paying to do the loan if I ate the fees.

I would make sure there are fleas first, given that it is a service animal I would be sensitive around the topic, it depends on how your relationship with the tenant is.  

The opportunity is time sensitive. 

Brokers, who deal with owner occupied residential properties, are also very sensitive to seller complaints of brokers not performing fiduciary responsibilities.That being said, your proposed offer is a legitimate offer, and deserves to be presented to the seller for his consideration.
