I look at the 50% rule as an initial scrub of a potential investment to make sure I am not wasting my time analyzing the deal.For example, I have seen other investors on the forum call Houston (SFH) around the 55-60% range with the  high property taxes and flood insurance.

A initial scrub on Zillow is telling me that small multi is rare and my best bet are single family houses with in-laws that are zoned for ADU's.

I scrub the list to remove things like properties with a mortgage, duplicates, etc. and spend a tremendous amount of time on pricing, because although these offers may be a lot less than retail, they are not out of the question.

I would say that if you are scrubbing your list a lot then you should just do that with more lists until you get 300-500 people that fit all of your criteria and then put them on a 6 mailer campaign.

You could try scrubbing craigslist rental ads for obvious "mom and pop" owners and call them.
