I look at the 50% rule as an initial scrub of a potential investment to make sure I am not wasting my time analyzing the deal.For example, I have seen other investors on the forum call Houston (SFH) around the 55-60% range with the high property taxes and flood insurance.

I scrub the list to remove things like properties with a mortgage, duplicates, etc. and spend a tremendous amount of time on pricing, because although these offers may be a lot less than retail, they are not out of the question.

A buddy of mine had this same problem when he started getting back into real estate three or so years ago, so we created Best Skip Tracer together to fix it.Your problem is why we're one of the only if not the sole company to have real people hand-scrub our lists, instead of just checking them against a data base.

I would say that if you are scrubbing your list a lot then you should just do that with more lists until you get 300-500 people that fit all of your criteria and then put them on a 6 mailer campaign.
