What has been your experience (pro and con) with the Azzam Group/ Remax Haven Realty? 

.- Fannie/Freddie (f/f) residential conventional loan is the cheapest money available.

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

I'm not sure about Colorado, but there is a city where we have 1 (soon 2) STRs where STRs are not allowed in residential zones, but are allowed in commercial/mixed zones.
