Depreciation begins once the property is rented.It’s essential to consult with a real estate attorney to ensure compliance with local laws and to handle legal complexities.

Real estate loans to owner occupied properties where the business of the owner is closed down - or SHOULD be, and the owner needs some time to sell the property.  

My goal on this platform is to expand my network and develop relationships with brokers, owners/operators, investors, and others who are looking to learn more about multifamily real estate!

Density can really help the ROI on a development deal. 100% of what I do in real estate is development deals.

That said, investing in real estate is primarily a get rich slowly endeavor.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Even still, it could be said that I've still lost money due to my time on the tools instead of prospecting as a real estate agent (the cost of lost opportunity).If you can truly do 80%-90% of the work yourself (at acceptable quality levels) and you aren't sacrificing your time where you can get better returns for your efforts, then yes, it can work even up here in Canada.
