I followed this advice and just had a meeting with an agent that I know that has 20 units and owns a bed and breakfast. 

It almost seems like it was an old bed and breakfast with an owner house behind it.

I don't know about anyone else, but driving by in the morning to check on the boys for small talk over a few $1 McDonald's breakfast burritos is time well spent.

I would much rather go to a pancake breakfast at the vets club, a chicken BBQ at the Elks club, a carwash for the local high school sports team, buy candy for an educational trip to somewhere for kids, Donate to the Lions club for the loan closet......

S-Corp/C-Corp - as a general rule - you don't want to hold real estate in an C-Corp.If your vacation rental can be deemed ordinary income(if you provide items outside of solely renting a room such as bread and breakfast) - there may be some advantages of operating it as an S-Corp.If you have other owners in the LLC - you have the option of a partnership taxation or S/C-Corp.

You won't find a better breakfast burrito anywhere.Buy and hold works pretty well here.
