I am looking to build my portfolio a bit quicker.

I just need to keep crunching numbers so I can get better and quicker at it.

There are smaller banks that have commercial types of lending that may not be able to close as quickly as HML but still have good options that can close quicker than conventional lending.But I would absolutely recommend posting in the state forum here on Bigger Pockets and ask what other local people use for their hard money lenders. 

They are more robust and reliable and much quicker to use.  

We're gaining more profit by self managing and growing quicker than if we did turn key.However, there are plenty of people who make money and succeed buying turn key.

Sellers are more incentivized to take on a conventional borrower or cash buyer- quicker closing, less risk of the deal falling through, etc.This doesn't mean that your overall vision is impossible.

Quicker than calling all the local banks and credit unions.

I’m not saying it will keep up with inflation, it might not, but I promise it will be a better cash flow play and you’ll touch the money quicker to be able to continue to buy cash flowing assets.

The quicker I trade up, with or without debt, the faster my bundle of benifits are increasing.

@Nathaniel Larrea cash is king so the quicker you can close with the least amount of contingencies the more deals you can do therefore the more profit there is to make.
