In my area, the multifamily inventory is old (mostly converted single family housing) and prohibitively expensive to re-meter in most cases unless you are doing a full rehab already.

Even if this was allowed transaction, the fact that you personally own a property which is part of the building that is owned by your 401k will likely trigger prohibited transaction in the future.

It's not advisable to let them do this because then there will be nothing left over to cover damages that are left (and that's why leases usually prohibit it), but tenants often do it anyway and when they do you can legally retain their security deposit to help offset the money you're owed for rent.I wouldn't tell them you're going to do it though.

@Tyler HoganYour (or your father's) 401k can get financing on a property it owns, but that doesn't help you (or your father) get access to funds for investment outside of the plan.Using your 401k assets or loan proceeds personally would be a prohibited transaction unless a participant loan was taken from the plan.
