Hi fosters,Luckily the city I'm looking at also has the R of D online, and they don't charge to view the documents (Just to print them) so I can find out quite a bit that way--the mortgage is usually there and depending on the lender and/or if it is a variable rate, I can usually find the rate and figure out their payment.

I print out 2 sheets, one for sat and one for sun that look like this:Saturday:10am10:15am10:30am10:45am11:00am (etc etc)One sheet is for saturday, and the other for sunday, with appointments available every 15 minutes.

If we were to bill for every deal that fell through we would loose our clients.Title companies base it on a cancellation rate if you cancel 2 out of 5 deals yes they may ask you to start paying a cancellation fee but if your deals general go through, they just print a cancellation bill for the records and record it as a loss.You can ask a title company to sign a waiver for cancellation cost before you start working with them.
