In the counties surrounding the d.c. area it is desirable you in fact ate better off buying a move in ready property vs a fixer because believe it or not the price + repair cost often ends up being more than just buying turn key.

The home we purchase didn’t even appraise for the asking price and we ate that cost because there’s none( zero) other properties that would still make the numbers work.

Like Steve already mentioned most agents that understan the concept of wholesaling ate already working at doing their own deals.
