I also have rentals in Detroit that I get far higher rents with cash paying tenants than I would a section 8 tenant.There are a lot of factors at play and the answer to "why would the government allow our tax dollars to be spent this way?"

My answer is: Invest in the market you know best.Within Dayton, there surely are decent neighborhoods to invest in.

Both companies provide a Customer help screen that could answer your questions pretty much immediately.

To answer your question (that wasn’t actually aimed at me) my concerns are investing in an area that I’m completely new to and building an out of state team that will be effective. 

And the ones that were originally built have been renovated to become a SFH.

I send a text to introduce myself and ask if we can answer any questions about the listing or to support them in finalizing their booking.We follow up with an e-mail reiterating the same information.  

Give it a few years and keep learning so when you can answer all the questions that real estate investors ask on here, you'll know you're ready.You mentioned your family.
