Sometimes when close friends and family member provides me a service - especially if its their profession, they will tell me "not to worry about it"  or something to that extent - I have a  family of in-laws that cover a wide variety of local services that come in very handy on many occasions and I value our family relationship as well as their expertise - So regardless of what they offer - I always compensate them with something -  even if it is not their full company rate- I still put cash in their pocket and make sure to let them know that I appreciate what they do and pay them anyway.

A little dose of reality for those anxious to "get into the game".As a licensed Property Manager for about 12 years, averaging 500 units managed, in spite of best efforts there has been occasion to encounter a less than desirable tenant.

At best you'll blindly get a few bucks per lead and that's only after an investor has closed with your previous leads on more than one occasion.

We just want to get paid back our business is to loan money make interest and do it again.. we do not make loans to have the joys of going through a foreclosure.. or BK or whatever drama is associated with a default.this is one of the rare occasions were your a little off center LOL

But I have accepted tenants with low credit scores but on occasion, I meet them, ask them for other documentation to show that they paid rent on time for at least a year.

There had been many times prior when subway cars would sit in one spot for hours between stops on multiple occasions, due to 'police investigations' etc, often full of people including myself opening the mini windows trying to get some air in, as our breathing condensed on the glass and metallic surfaces all around.I do hope somehow the traffic control keeps up with Downtown LA's ongoing development into a megacity the likes of NYC.My hope was to move cross country for more space and higher quality of living despite both LA & NYC being such densely population areas.

and no we fish in the same pond so your not my target investment you could not produce near enough return for me to be remotely interested :)  But I do refer investors to very well run syndicators on occasions and I completely disagree with you on the small crowd funding investments I think ( no I KNOW) once the rules change this is going to be huge and a great deal for the small investors AS LONG AS THEY CHOOSE the best in Breed like Bryan Hancock talks about..
