The wood harvested back then was much denser from older more mature trees. if you are saying balloon framing is better than new construction I think you should demolish a few hundred houses like I did my friend Never heard of balloon framing until now, I looked it up, it’s not good, but what John said about 50s and 60s builds in Central Texas is very true, the wood inside these homes are way better than what’s available today.

It wasn't in this condition when I checked it a few months ago.1) holes in walls and bad patch job2) They super-glued a faucet knob which now doesn't work4) They bent a towel rod5) They dented the stove vent hood (needs to be replaced)6) They stained the butcher block and it cannot be repaired.

@Ellis Moyewe really don't know a lot about this situation since there aren't many details in your post... but i don't think this makes any sense for anyone involved here...if it's a flip that's not selling, refinancing may not solve your problem and allow you to pay back the HML in fulland typically a sub to buyer wants a low interest rate... and if you refinance now you won't be getting a low interest rate, you'll just be getting whatever the market offers.and finally.... the vast majority of loans are NOT assumable.

But I also now believe it is completely possible to build teams and systems remotely to go into most markets and succeed.We even self managed our properties for a period of time, although we have since switched to using 3rd party PM across the board.The key is finding and building relationships with other investors in that market.
