Getting financing from other people is really easy once you have your scaling approach down.  

There is a difference between newbies trying to do creative financing deals and actually doing them.

If you are self-employed with no full-time employees you may wish to consider opening a Solo 401k instead of a self-directed IRA as it has several advantages over an IRA LLC such as much higher contribution limits, direct checkbook control (i.e. no need to have the account at a speciality trust company), ability to take a 401k loan, exclusion from unrelated debt finance income tax with respect to investment in real estate acquired with non-recourse financing, etc.Can I contribute to both a Solo 401k and SDIRA?

I may start with house hacking to build confidence, take advantage of owners financing (this will be my first home), and to build my network first. 

Debt service is way up, revenue is generally down, down payments are way up, financing terms and costs are much worse.The time of fast scaling has passed, unless you're very creative. 

Talking with a real estate CPA and a good lenders can also give you perspective on your finances and how to reach your goals.
