hi BPjust another curiosity post.I have NEVER successfully flipped a property.hoping to flip my first this year...although I am thinking it may turn into a buy/holdmy first flip, turned into rental and then sold (2 yrs total)my second flip was a LIVE in flip... knowing I was owning for only a few years.all my other properties were buy/hold/rental from the start.so Question:How many actual flips have you done?

The house I’m looking at has been vacant for the most part for 3 yrs (seller’s father went to nursing home and she just checks in on the house every month or so).

We have a practically paid off rental property (we owe 39K on a 5.25% 15 yr fix) in a great neighborhood that has had the same renter in it for 7 1/2 yrs.

I have assigned about 5 contracts over the last 3 yrs.

Such as pre - foreclosure, non owner occupied, owner occupied over 65 yrs old. recently divorced and probate.

Though I have learned a great deal in the past 3 yrs about real estate from being an agent, I feel there is much more I can learn, especially with investing in it.

Experienced investors I work with understand the RE lead marketing is continuous effort and at time takes 2 yrs or more to finalize a deal from probate and inherited leads.
