I thought I would never use it (and that still may be the case) but I recently learned that mediators frequently deal with real estate disputes to try to help the parties come to an agreement before using court as an option.Do these mediators need years of legal schooling, or could this be a certification I could get in less than a year?

Request a sit down mediation with a person of God to help her see the light.All I am saying is use her faith, public shaming, the IRS, legal threats, stopping mortgage payments, whatever to get her into a negotiation.

Long story short, they stopped paying rent since I issued the eviction and in mediation I was issued a money judgment of approximately $4200 against them.

Afterwards to mediate your risks, pay minimum on 4 of the places (Just going along with the above numbers) and pay the extra cash flow straight into one of the homes, and at $500 a month, that is $6,000 extra a year, and that will compound quickly.

I would also put mandatory negotiation, mediation, arbitration in case of a dispute to keep any issues confidential and hopefully keep costs down in avoiding litigation (sometimes med/arbitarion gets a bit costly but that usually occurs when you're dealing w/ complex deals).

I would definitely have a strong rental agreement that states: the terms, the timeline, the deposits paid, the pets allowed, what landlord pays, what tenant pays as far as utilties, gardening, repairs, etc; requiring renters insurance, CC&R they need to follow, what happens if they make alterations to the property, no subletting, parking situation, mediation for disputes, etc. condition of the property.
