The vast majority of potential tenants I interview say something like "I'm only here for school" or "I'm only here because we're between houses". 

With school loans being 6% interest or less, I have no idea why anyone would first pay them off when the funds could be used to acquire investments making many times over 6%.

For me the biggest issue I learned was that after owning rentals if you do want to exit and you want to say sell to a retail client ( owner occ) which generally will pay the most for a SFR asset if its in a decent school district.

One of my challenges might be that I'm still carrying undergrad and business school debt plus some credit card debt, so I'm still determining what financing might look like.

My current conditions are that I am expected to go back to graduate school in a year but I am unsure which part of US that would be in.
