I agree with the other contributor that it’s better to own a $1M asset that appreciates 3% per year that pays no cash flow (over the long term) rather than a $100k asset that appreciates 3% and pays $300 a month in cash flow.

@Charlotte WilsonAs long as you continue to occupy the property you purchase with an FHA loan and you're not applying for owner occupant financing on the other property, that shouldn't be a problem.

I guess had there been time I could have done it to assure it would be a deductible on SchE rather than a closing (basis) side of the house.Even if you performed the repairs, they probably would not have been deductible on Sch E anyway.
