I've been doing this for 25 years and literally every day I have heard this.

So, essentially through the lender I had lined up, they would cover literally 100% of the costs of EVERYTHING, but it was a cheap house with low renovation costs, so the interest payments were not going to be any larger than a typical mortgage payment around here.

Literally, had $10k to my name and that was it.

For an example of what I'm concerned with :  My tenants are actually really good, but right now I have an issue where a friend of a tenant literally just drops trash out the window!!!  

Long story short, the PITI passed the self-sufficiency test by $20 (literally 20 dollars) and it took a 1.75% fixed interest rate to get us there!

Where we have had literally zero success has been when we rent to Section 8 recipients. 

There's literally someone assuming tons of these and brags about it, if 25% of the portfolio called on it the other 75% would run to do it also. 

However, I just had a client of mine, purchase a home and her furnace went out, literally 2 months after the purchase.
